This is a classic San Francisco home built in 1913 and lovingly cared for by all of its owners. It is in a fantastic neighborhood, within 2 blocks of everything you need. It is located within a block of a public transportation train that will take you to the ocean or downtown for $3. It is a warm, comfortable, and fun home.
This 3-bedroom, 2.5 bath home located in the heart of the Inner Sunset neighborhood is the perfect base for families and groups of friends who want to be within easy walking distance (3 flat blocks) of the treasures of central Golden Gate Park (the deYoung Museum, the California Academy of Sciences, the Botanical Garden, the Japanese Tea Garden, Stow Lake, the Conservatory of Flowers, and the Chinese Pavilion). It is also within 2 blocks of some of the best inexpensive restaurants (Indian, South Indian, Eritrean, Thai, Japanese, Chinese, Korean, Italian, Mexican, Mediterranean, American, and seafood) in the city. In addition, there are gourmet bakeries, groceries, coffee houses, banks, drycleaners, shoe stores, clothing stores, a post office, a UPS store, and a farmer’s market (on Sundays) – all within two blocks!
Just outside the front door, on the corner, one can catch the N-Judah MUNI line (the electric trolley/train) and for $3, take a 10 minute ride west to Ocean Beach (and other locations in Golden Gate Park) or 20 minute ride east to the Castro, Civic Center, downtown, Union Square, and the Embarcadero along the San Francisco Bay.
On the first floor of the house are the entry way, a half-bathroom, the garage (which holds a small car and has a small home gym), a laundry room, and the door to the secure, serene, landscaped side yard (which contains a charcoal BBQ and a bistro table). On the second floor are the beautiful living room, formal dining room (seats 8), and kitchen. On the third floor are three bedrooms – two guest rooms on the east and the master bedroom on the west – and two full bathrooms (one with a claw-foot bathtub). Each bedroom has: light- and sound-blocking window coverings and sound machines to help you sleep, extra pillows and bedding, an iPod player, and a space heater/fan.
In the living room is a collapsible queen sized bed with frame. It is very easy to assemble. There is also an (easily movable) extra twin-sized bed in the garage that can be relocated to any room. We have plenty of books, games, a keyboard, and an old mountain bike to borrow. We also have two pack-n-plays for babies and toddlers. Let us know if we should leave them out for you.
We have also included upgraded (2019) safety equipment: 10-year smoke and carbon monoxide detectors, first aid kits, earthquake kits, and fire ladders.

PARKING:
As of December 2019, a residential parking permit is required from 9am to 5 pm, to park on 11 th Avenue for more than two hours at a time without moving your car. You are welcome to park for fewer than two hours at a time on the street in front of our driveway, parallel to the curb. If you park IN the driveway (i.e. blocking the sidewalk) someone will probably call and have you ticketed for an ADA violation. BUT if you park in the street blocking our own driveway, it’s not a problem. Just please do not block our neighbor’s driveway. Of course you are welcome to park in the garage!
Important: Street cleaning in front of our house is on the 1st and 3rd Wednesdays of each month, from 8-10 am.

Important detail regarding "Parking": One car will fit in the garage. A second car may be parked on the street, in front of our driveway (not actually IN the driveway, blocking the sidewalk!!!) We cannot block the sidewalk but we can block the driveway.

Besides the Inner Sunset’s rolling fog, there’s nothing bleak about this funky neighborhood. Bordering Golden Gate Park and home to University of California, San Francisco campus, the Inner Sunset remains close to nature without losing its big-city edge. Corner markets and a variety of ethnic eateries feed the local student population, whose laid-back presence creates a small-town feel just a quick ride away from the city’s center.

EVENTS, GATHERINGS, PARTIES.No events, special occasion hostings including but not limited to weddings, corporate functions, bridal parties or related events including inviting other persons not disclosed in the reservation guest count, shall be permitted on the property for any reason. A violation of this clause shall immediately cause the property manager to terminate the rental agreement and renter to immediately vacate the premises.Manager shall impose a fee of up to $5,000 for any violation of this provision, and if such event is either a wedding or similar ceremony or an event in which the number of Occupants doubles or more the guest count disclosed at the time of booking, such fee shall increase to $10,000, unless express written consent has been provided by Manager to Occupant.
CLEANING, PESTS AND INCONVENIENCES: Occupant acknowledges and agrees that renting a home comes with certain risks that neither Manager nor Owner can prevent and as such will not result in any refunds or credits to Occupant shall they be discovered, viewed, endured or otherwise reported. Such examples include but are not limited to seeing pests, bugs, or rodents in the home, or minor cleaning complaints, which when feasible Manager will make a good faith effort to remediate, shall Occupant approve of the same during their stay. Any cleaning complaint shall be deemed minor except for any instance in which no cleaning took place prior to the guest arrival, the time and date of which is outlined in the confirmation of booking details.
