Just a very short walk (1 minute, about 600 ft) from Bretton Woods' beginner ski trail, this single level home has the convenience of a ski-in ski-out in a smaller package, compared to the larger slopeside homes that make up most of Bretton Woods. Located in the picturesque Forest Cottage section of Bretton Woods, nestled among trees and next to a lively mountain stream, this 2 bedroom home has everything you need to enjoy your stay at New Hampshire's largest ski resort, no matter what the season. From world class hiking and scenic walks in the summer, to the fabled colors that won this area the rating of #1 destination in the country for Fall Foliage, to the activities offered by Bretton Woods and other nearby resorts (ziplining, horseback riding, and much much more), to the many local attractions including Santa's Village and the Cog Rail, both a short drive away, you will be in the heart of it all, and yet a world away from the hustle and bustle of city life, no matter what the season. Spend a few days here to reconnect with yourself and your loved one, and let the majesty of this resort town, nestled between Mt Washington, the White Mountain National Forest and both Crawford and Franconia Notch, melt away your stress. The no-frills home has a simple layout, with a small but functional kitchen, an open concept dining and living room, 2 bedrooms and 2 bathrooms. Both bedrooms have a TV. The master bedroom features a queen bed, large closet, and a lovely view of the bubbling brook. A pack-and-play crib, as well as an Aerobed add sleeping options for a young one traveling with you. The other bedroom features 2 twin beds. A full-size pull out couch in the living room adds to the sleeping options. Washer and dryer are available in unit. Air Conditioning has been added!
Enjoy a day on the slopes or on your White Mountains adventure, and come back to enjoy a fire in the lovely stone fireplace. With so much to do, you may wish to stay longer - and since our rates get lower the longer you stay, you may just want to do that!

- Linen, towels, and a starter kit of essential amenities (soap, shampoos, dishwasher detergent, laundry pods, trash bags, toilet paper and paper towels) are included with your cleaning fee.
- A trash pickup is included with your cleaning fee at the end of your stay; please leave all trash in the home and our staff will take care of it! If you need additional pickups during your stay, they are available between the hours of 9 am and 5 pm at a cost of $10 per pickup.
- Pool & gym pass program subject to availability and any restrictions outside of our control that may be set in place by the resort.
*Please Note: This house is located in a quiet, family-friendly resort area. Our neighbors and visitors are here to enjoy the majestic quiet of the mountains. This home is not the right setting for a party or for groups looking to be loud and boisterous. All association rules and especially Quiet Hours (10 pm - 8 am), Parking Limitations (2 vehicles in driveway, 1 in garage, others at overflow parking located at the base of the ski area), no Trash left outside must be followed. Violation of any of these rules may subject your party to immediate removal without any refunds. Guests are responsible for any fines levied by the association or the municipality for violation of local regulations. -Check-in: Any time after 4PM; Check-out: 11 am. Unauthorized early arrivals or late checkouts subject to $100/hr fee.
-Parking Limit: 2 Vehicles. Overflow parking is available nearby. Please contact Bretton Woods Vacations if you have any questions.
- No Pets and No Unauthorized Guests: Guest count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds. Absolutely NO PARTIES without express authorization
-Quiet Hours: From 10 p.m. to 8 a.m please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property. A $100 fee may be imposed for violations of these rules.
-No smoking inside the unit; $250 fee for violation.
-We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
-Some of our homes are equipped with exterior cameras for security purposes.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
- Rates are based on standard occupancy of 2 guests per bedroom. Additional guests, if allowed in the specific property, incur a $25/per person nightly surcharge. As long as the correct number of guests is provided at booking, this is included in the total rate shown at booking! Children under the age of 2 do not count toward occupancy.
