Beautiful 4 bedroom, two bath home on golf-course with a heated pool centrally located to everything south Florida has to offer! Pool has brand-new surface! Marble Tile Floors with Vaulted Ceilings, Granite Countertops and new appliances, and 2 large driveway parking spots. King beds and 4k smart-televisions in all bedrooms with gorgeous furniture throughout. 65" 4k smart-tv in living room. Huge Leather Sectional with 3 electric recliners. Full-size dining room table with seating for 8. Full-size glass patio table and chairs with umbrella in secluded fenced-in pool area right on the golf-course. Large jacuzzi-tub in master-bathroom!. Welcome to my Home!!
The house will be turned over to you in clean condition, with floors swept and mopped, sheets washed and changed, bathrooms and kitchen cleaned, dishes and pots and pans washed, towels washed, and pool area tidy.
Guests are requested to please make an effort to leave the house in a respectable condition similar to the way you found it in when you arrived so the next guests can enjoy it.
Please wash all dishes, pots, and pans that you use when you are done with them.
Do not leave festering pots and pans or food anywhere on the property.
Please wash and dry whatever towels you use if you have time in the washer and dryer. (This is not a requirement just a request as a courtesy)
Do not put large chunks of food in the dishwasher or garbage disposal, and do not pour oil or grease down the sink or onto the grass. Let oil cool and then pour it into a garbage bag and seal it and throw it into the outside dumpster.
Please wipe down any large spills that you make or crumbs that you spill on the floor, stove, microwave, oven, or refrigerator(s).
- I do not expect you to wash the bedsheets before you leave or make the beds but I ask that you treat my house like it is your own and do not trash it.
-Please take out your trash in the provided trash-bags as well. (Located under the kitchen sink)
Supplies:
Paper towels, toilet paper, hand soap, shampoo, conditioner, laundry detergent, fabric softener, trash bags, and spare towels/sheets are provided under the sinks and in the closets. Please use only what you need and do not steal these items and take them home.
Laundry Facilities on site for your use
Pease do NOT take dirty sheets/towels and fold them and put them back in the closet in a dirty/used or wet condition. Please DO NOT USE BLEACH on my linens!
1. Keep outside NOISE LEVELS low, especially after 8 pm.
-Inside the house you can be relatively loud and the sound does not travel to the neighbors' houses.

2. Extra visitors that are not part of your initial reservation on the air bnb website are NOT allowed on my property without my knowledge and pre-approval. Extra fees apply.
3. Golf course fees must be paid at the clubhouse before you can play golf on the course. You can go into the grassy area behind the houses to walk and recreate but do not be wild and crazy and stay out of the way of golfers and show respect to them at all times.
Do not leave trash on the golf course area.
You can use the cart path to jog/walk but stay in between the cart path and the houses and do not cross over into the course unless you paid the clubhouse to play golf and are playing golf.
Do not go into the close proximity of neighbors backyards or disrespect them or their property either. This is common sense for all golf-courses.
Obey golf course officials at all times they drive around in golf carts for safety and to ensure golfers are respected and vice versa. They are nice people but the course rules must be respected for them to run a successful business.
4. NO SMOKING INSIDE THE HOUSE. This includes Vaping/E-Cigarettes. Please pick up all cigarette butts when you smoke OUTSIDE. NO Marijuana!!
5.-Alcohol is permitted, but Illegal drugs, or any other illegal activities are NOT permitted. This includes outside obscene acts of any kind.
6. No eating on couches or beds and no spilling anything on the couches or beds. No jumping on the couches or beds.
7. NO CONFETTI anywhere on my property is allowed inside or outside.
8. GARBAGE:
Posted Garbage pickup times and instructions must be followed and the empty green garbage bin must NOT be left by the street after the morning of pickup (Pickup is on Tuesdays & Fridays). The yellow bin outside is ONLY for recycling materials and is only picked up on Fridays.
Please do not put regular garbage in the yellow bin.
9. POOL AREA.
RULES ARE POSTED BY THE POOL AREA AND MUST BE ADHERED TO.
- NO GLASS IN THE POOL AREA AND NO EATING WHILE YOU ARE IN THE POOL.
-Plastic dishware and drink-ware is provided and a refrigerator outside to keep cold glass bottles in so you can pour drinks on the patio into the plastic drinkware and then promptly throw the glass bottles into the outside trashcan as soon as you pour them.
---PLEASE DO NOT drink out of glass containers out around the pool area or leave them sitting out where they may fall and break. Use plastic (provided).
***PICK UP ALL METAL BOTTLE CAPS AND DO NOT GET ANY IN MY POOL. ***
--- IF I FIND RUST FROM A BOTTLE CAP OR METAL OBJECT IN MY POOL YOU WILL PAY TO RESURFACE THE ENTIRE POOL IF NECESSARY.---
***Pool will be cleaned for your arrival, however it is an open-air pool and leaves from nearby trees sometimes blow in. The pool man comes once a week to vacuum. there are nets and brushes for you to use during extended stays in between pool cleanings if you so desire.***
-NO OBSCENE ACTS IN THE POOL OR POOL AREA.
-NO BRINGING FOREIGN OBJECTS INTO THE POOL INCLUDING: METAL, SHARP OBJECTS, PETS, OR HEAVY OBJECTS THAT MAY SCRATCH, CRACK, CAUSE RUST, OR CHIP THE POOL SURFACE.
-NO RUNNING OR AGGRESSIVE WRESTLING/HORSE-PLAY IN THE POOL AREA
-POSTED NOISE LEVELS AND CURFEWS ARE ON DISPLAY AND MUST BE ADHERED TO
-Pool area is under video surveillance.
10. No downloading illegal material on the internet.
11. DO NOT MOVE FURNITURE or unplug or move my TV's, Lamps, Xbox, radios, appliances, refrigerator, or any Electronic/regular items inside or outside my house without asking me for permission. You may move chairs for sitting purposes but do not bring outside furniture inside and vice-versa.
12. LIABILITY RELEASE:
By booking my property you agree to the following liability release:
-Persons using/occupying any part of my property and/or anything on or in it, to include indoors, outdoors, and items provided for use including furniture, toys, utensils, appliances, games, pool, tiki torches, grills, golf clubs, sports equipment, pool, electronics, or any other item, and using the surrounding neighborhood and golf course, expressly agree to hold the owner (myself)/host/co-host/housekeeper/representative of the property and the neighbors, owner(s) and/or manager(s) of the surrounding neighborhood and golf course free of all liability in any and every way, except in the case of extreme gross/purposeful negligence that was of a willful, malicious intent to cause harm. You expressly agree to hold (myself)/host/co-host/housekeeper free of liability for your use of items that were damaged and/or made in an unsafe condition by previous renters without the knowledge of (myself)/host/co-host/housekeeper. Children are the responsibility of the renter and you agree to hold myself and any of my designated representatives non-responsible for their safety, period. Child supervision is your responsibility 24/7 while staying in my house. By reserving my property you expressly agree that you have read and understand and will comply.
Renters also expressly agree NOT TO MAKE dis-proportionate, fabricated, exaggerated, manipulative, staged, out of context, predatory, or otherwise frivolous claims and/or complaints that are blown out of proportion and of a predatory nature:
By renting my property you agree to review all items listed on the provided check-in sheet within the first 24 hours after the check-in time to see if there is anything not provided that was promised when you reserved.
- Notification of any discrepancies from the check-in sheet must be made within 24 hours of your check-in time to myself and/or one of the other responsible parties with the numbers provided on the check-in sheet until someone has a chance to respond and rectify the issue or you expressly forfeit any claim of dissatisfaction made as to any issue with the property.
By renting my property, you also expressly agree that use of my property and anything/everything in it and around it is AT YOUR OWN RISK and by reserving my property you expressly assume any and all inherent risk and responsibility for any consequences/injuries/deaths/illnesses that may result from the use of my property or anything in or around it that you decide to use, regardless of the circumstances.
13. PARTIES/EVENTS are allowed for out of town renters only who are traveling far from home-message me to discuss before booking if you intend to have an event or invite local guests and I will discuss that on a case by case basis.
TYPES OF GATHERINGS/EVENTS ALLOWED:
Only low-key events with low noise levels are allowed. Examples are barbecues, family birthday parties, christenings/baptisms, etc...with up to 12 people at the property at a time maximum (including those in your reservation)
14. Parking is allowed only as follows:
There is parking space for a total of 4 vehicles as follows:
-2 large full size vehicles or vans in the driveway
-2 midsize or smaller cars on the street.
Normal wear and tear on the property. This is a rental property and as such occasionally has signs of normal wear and tear on furnishings, structure, appliances, utensils, and the like. Please do not make frivolous complaints
