The Space:

- Fire up the grill and have a brew on the back deck and soak in some beautiful Colorado views.
- Two distinct living areas with comfy couches, large screen TVs (with cable and streaming services),
- Open floor plans with dining and great room big enough to gather everyone!
- Deck, additional downstairs kitchen and living room mean everyone has space to spread out!
- 2 kitchens allow several cooks for larger meals plus you can have 2 ovens and 2 dishwashers going at once! Keurig is provided but please bring your own pods.
- Pool table for adults and and lots of games for kids.
- The upstairs dining area and humongous kitchen island brings everyone together for meals and laughter.
- Lots of free driveway parking and two car garage.
WALK-THROUGH:
Enter the upper level of the 4850 square foot house from the front door. You'll find yourself in the Great Room which includes the large kitchen with huge island/bar seating, a gorgeous live-edge acacia wood table (milled locally) that seats 10-12, and living room featuring wood burning fireplace. There are a few steps up as you enter from the porch or garage but other than that the upper level doesn't require walking on stairs to get to the kitchen, dining room, bedrooms, and bathrooms.
The main level has 5 bedrooms including a master with ensuite bath at the end of the hall, 3 hall bedrooms with easy access to a large hall bath, and a "back bedroom" and accompanying hall bath for those who want to sleep a little further from the action, near the laundry room.
Walk downstairs to the lower level and you'll see the downstairs lounge room including comfy sectional couches, a large TV, a full kitchen, and plenty of seating at a both dining bar-height tables, as well as a pool table flanked by two stately ceramic deer trophies. The lower dining area walks out to a large patio under the deck with access to the back yard. Down the hall there are 4 more bedrooms. One of the bedrooms is kid-themed room with bunk beds! These rooms share one hall bath with shower (no tub).
Guest Access:
You have access to the whole house and back yard. The pool house is off limits. The pool is NOT functioning and is out of commission for the foreseeable future. Please note, we have routine lawn care & mowing every other Wednesday during the Spring and Summer. Our crew will do their best to be quick and quiet as to not disrupt your stay in any way.
Check in is at 5pm and check out time is by 10am. We do our best to accommodate early check in and/or late check out requests. We offer these based upon our housekeeping team's approval as their schedule can be demanding and for an additional fee of $25 per request if we are able to accomodate it. Please note, the earliest check in time available is 2pm and the latest checkout time we can accommodate is noon.
The Neighborhood:
The home sits on a 3/4 acre lot with 10 acres of wooded city park backing up to the property; Union Open Space trail-head is located on the corner of the lot leading to hundreds of miles of trails great for hiking, running, and biking. Take a walk on the trails or the three cul-de-sacs and enjoy the charming homes and wonderful landscaping of the neighborhood. The retreat backs to Union Meadows Open Space where you can walk, run, or bike for miles (including connecting to the city's famed Palmer Park), or for more contemplative walkers just step outside the back yard and wander deer trails among the ponderosa pines, junipers, and cottonwood trees while discovering limestone formations and rose quartz, all within a few minutes of the house.
We are about an hour and half away from downtown Denver and two and half hours to the nearest ski resort, Breckenridge. Local favorite Monarch Mountain ski resort is two and half hours drive from the home.
Getting Around:
Most guests will want their own vehicle or rental car in Colorado Springs. We have Lyft and Uber as well.
Other Things to Note:
+ Sleep in peace on our super soft linens which were laundered in a professional facility to ensure the highest possible amount of viruses and bacteria are utterly destroyed.
+ We reserve the right to collect ID directly from our guests before allowing access to the property. This is in addition to identification you may be asked to provide to the booking platform.
+ Check in is at 5pm and check out time is by 10am. We do our best to accommodate early check in and/or late check out requests. We offer these based upon our housekeeping team's approval as their schedule can be demanding and for an additional fee of $25 per request if we are able to accomodate it. + Please note the house is in a residential neighborhood and strict quiet hours must be observed after 10pm.
+ Please be aware that we charge a $30/night fee for each additional guest after 9 people. This pricing modelallows our large property to be relevant for medium-sized groups as well as large groups.
+ When booking please enter the maximum number of people you think will be joining you and pay the appropriate amount. If you need to lower your guest count prior to check in we will refund you accordingly as long as you let us know prior to your arrival date. We are unable to offer a refund if the number of guests changes during your stay and we're unable to prorate additional guest fees for partial stays.
+ Your reservation includes up to 1 bed per guest but we appreciate your assistance in conserving resources by using no more beds than necessary and keeping unused bedrooms neat and tidy by closing the doors.
+ This home has been lovingly updated, but pool house in the back yard is still slated for work in the future. Thus for your comfort and safety ACCESS TO THE POOL HOUSE IS STRICTLY FORBIDDEN! The pool is NOT functioning and is out of commission for the foreseeable future.
+ Please enjoy the rest of the house and extensive grounds. Please park in the driveway or gravel area in front of house. City ordinances do now allow street parking. Ensure you are not parked in the neighbor's dirt parking adjacent to the home's driveway.
+ We get a lot of questions about weddings. Events like weddings are not allowed in short term rentals in Colorado Springs per city ordinance and the backyard is not suitable for weddings. We welcome indoor gatherings of all kinds as long as house rules are respected and parking is limited to the driveway.
