This large 3 bedroom 2 bathroom home includes Luxury Plank Vinyl and porcelain tile flooring, vaulted ceilings, Washer and Dryer and much more.
Yogibo bean bags, super comfy couch and beds, a desk to work at if you're here on business + Peloton, yoga mats, and bosu ball downstairs along with pool/ping-pong table and entertainment area.
You will have access to the private, self-contained upstairs unit of the home for your living space (3 bedrooms, 2 bathrooms, full kitchen, and living room).
The game/entertainment room and gym are shared amenities located downstairs via the backyard rear door entry.
Instructions on accessing this area will be provided with your check-in instructions.
Please message us directly via the app for travel support during your stay. After booking you will also be provided a direct cell to contact us, in case of urgent issues.
Having a car is best. Uber/Lyft is easy to get here as well.
Please park in the garage port - there's enough space for 2 vehicles. Any additional vehicles after the first 2, must be parked behind the cars in the carport. REMINDER: the 2 parking spaces in the turnaround on the side of the driveway are reserved for guests in the downstairs unit. Do NOT block the turnaround or entry/exit of the driveway as this will incur additional fees and if not managed properly, could result in non-refundable cancelation of your booking.
If you need more parking spaces, then you will need to book the entire home (4 bedroom, 3 bath).
HOUSE RULES & OTHER THINGS TO NOTE
- NO PARTIES/EVENTS: Parties are strictly prohibited. Any unauthorized parties/events will result in a minimum fine of $1000, immediate eviction and non-refundable cancellation of your stay, plus any damages and additional cleaning fees.
- SMOKING POLICY: Interior smoking is strictly prohibited. Exterior smoking anywhere near the house is strictly prohibited (e.g carport, front porch, patio near sunroom, anywhere near the pine straw, etc.). If guest must smoke, then it must be done away from the house and is restricted to the front driveway near the turnaround.
Absolutely NO smoking in the backyard premises. Evidence of interior, carport, porch or backyard smoking will incur a fine of $1000 and a non-refundable cancellation of your stay.
-OPEN FLAMES: No fires or open flames are permitted on the premises (with the exception of the installed kitchen stove). Open flame means any activity or device producing a flame, including candles, tiki torches, oil lanterns, butane or other gas burners, incense, campfires, bonfires, fire pits, and grills.
-PET POLICY: While we love your furry friends, to keep the space allergen-free we have a strict NO pet policy.
- ADDITIONAL IDENTITY VERIFICATION: Due to short-term rental regulations in Atlanta, additional identity verification is required. This ensures the consistency of guest profiles and prevents stolen identities.
Guests without current positive reviews will be required to provide a copy of the front and back of their valid Drivers License or valid passport/visa and may be subject to a background check. Failure to provide your valid ID through app messenger or inbox within 48hrs of your reservation will result in a non-refundable cancellation.
- EARLY CHECK IN: Check in is at 4 PM local time. An early check-in request must be submitted before 4 PM local time the day before check-in. See early check-in times and fees below (for day of check-in):
- 12:00 PM = $180
- 1:00 PM = $125
- 2:00 PM= $75
- 3:00 PM or later = $50
Failure to secure an early check-in in advance will incur a $200 Non-planned Early Check-in Fee.
- LATE CHECK OUT: Check out is at 10AM. A late checkout request must be submitted by 4pm local time the day before checkout. See late check-out times and fees below:
- 11:00 AM = $75
- 12:00 PM = $125
- 1:00 PM = $180
- 2:00 PM or later = 1 night's rent + $100 penalty fee
Failure to secure a late check-out in advance will incur a $217 Cleaning Call Out Fee in addition to the applicable fees.
- NO UNAUTHORIZED GUESTS: Only registered guests are allowed on the premises. Management must be informed of every individual staying in the property to prepare properly. Unauthorized visitors will incur an extra guest fee of $125 per visitor per day and may result in a non-refundable cancellation of your stay. Exterior security cameras are present to help monitor compliance with this policy.
- QUIET HOURS: Quiet hours are between 10pm-8am. Guests must be respectful of neighbors. Failure to comply may result in a fine of 1/2 one night's rent and/or a non-refundable cancellation of your stay
- LIABILITY AND INSURANCE: Guests are liable for any damages to the premises or its contents. In the event that any items or decorations are missing, broken, damaged, or stained the cost will be passed through to you as the guest. It is the guest's responsibility to insure their personal belongings and those of their guests. Manager and its staff are not responsible for guests' contents, lost items, or forgotten packages.
- CLEANING AND FURNITURE: Excessive cleaning required will be billed at $125/hr. Any furniture restoration to the original furniture will incur a fee of $25 per piece.
-SHOES OFF: We ask that you utilize the shoe rack to give your shoes time to relax while you enjoy the suite.
