This contemporary holiday cottage in the coastal village of Kessingland is an ideal location for a seaside holiday or weekend away at any time of year with the beach at the end of the road for lovely long walks, The Waterfront restaurant for hearty meals, and a wonderful village shop full of groceries and treats across the road.

GROUND FLOOR
You’re welcomed into a small porch with space to leave your coats and footwear before opening the door to the sociable living/kitchen/dining room. There’s hard flooring throughout the ground floor – easy for dogs! Doors open to the stairs and the back hall (with one step down) where doors to the bathroom and utility room where there’s also a door to the back of the cottage. The cottage has the added bonus of fibre broadband.
LIVING/KITCHEN/DINING ROOM
Well designed so you can relax on the L shaped sofa with an extra bucket chair and storage chest and watch your favourite programmes on the large Smart TV whilst warming your toes by the gas fire. A gate leg table opens up to seat four guests with folding chairs so you can enjoy a takeaway or cater for yourselves with everything you could need in the kitchen – an electric oven, four ring induction hob with extractor above, DeLonghi Dolce Gusto machine (bring your own pods please), a microwave, under counter fridge with three shelves and veg drawers, a four drawer under counter freezer, kettle and toaster.
BATHROOM
A lovely light and stylish bathroom. The clawfoot bath has a rain shower over it and shower screen, there’s a wash basin with storage beneath, a WC and heated towel rail (towels provided).
UTILITY ROOM
Conveniently by the back door so you don’t have to bring beach gear through the house. Housing a washing machine, dryer and chairs for the courtyard.
FIRST FLOOR
Steep carpeted stairs with a handrail rise to the first floor landing where doors open to both carpeted bedrooms.
MAIN BEDROOM
This attractive room has a king size bed between bedside drawers and ample storage with two wardrobes (one with a travel cot and hairdryer) and a chest of drawers.
BACK BEDROOM
Sitting quietly overlooking the courtyard and neighbours garden, this room has a double bed with bedside drawers and an additional chest of drawers.
OUTSIDE
There’s parking for two cars just three/four minutes walk from the cottage, one in a garage with space for bicycle storage and the other next to it, both behind the village shop, you’ll be given directions a week before your arrival. At the back of the cottage is a courtyard, shared with the neighbours, however there’s a screen to give you some privacy and a table with four chairs so you can sit in the sun.
SURROUNDINGS
Kessingland is a large village situated on the Suffolk coast only 4 miles away from the popular town of Lowestoft and a 15 minute drive from Southwold. Kessingland is both a popular family holiday destination and also an area of the highest historical importance as Palaeolithic and Neolithic tools and implements have been found here and the remains of an ancient forest lie buried on the seabed. The stunning unspoilt sandy beach is perfect for those long summer days or bracing walks to Benacre Nature Reserve. The town is home to many local shops, a restaurant called The Waterfront, which, as it’s name implies, is right on the beach. There are two friendly pubs, The Sailor's Home and Livngstone's - both of which offer Sunday lunch are in the village too. The popular Africa Alive Zoological Reserve is very close and is a fun filled day out for all the family.
