A modern & newly refurbished villa in Southern Bohemia spread over 3500 sq. ft. with a panoramic, incomparable & uninterrupted views of the stunning Lipno lake and the Sumava mountains towards Austria and Germany. The property can sleep 10 people. The extensive grounds have a swimming pool, playground & fire pit.
The house is spread over 2 floors with 5 bedrooms. Upstairs there is one large master bedroom ensuite with bath, and dressing room area. There are a further 3 bedrooms on the top floor – that can be transformed between twin/double beds as required. The bedrooms upstairs have 2 further bathrooms with showers. Three of the four bedrooms also have balconies facing the lake.
On the ground floor, the entrance hall welcomes you into an open plan living area with a fully equipped kitchen, dining area and a sitting room with doors out to the terrace and large windows with views over the lake. This allows you to enjoy the view of the lake & mountains in Summer or Winter. Also on the ground floor, there is a further double bedroom, with an ensuite bathroom.
The landscaped gardens of 2.5 acres stretch around the property. To the side of the house and terrace, there is a gazebo & barbeque for use for shaded lunches. The pool has a sliding roof, which can be kept secure from kids when not being used. The pool, while heated, can be used between April – October and is in easy reach of an outdoor shower and a pool house, where it is possible to store your bikes.
Further along the garden is a playground, with a tower, slide, sandpit and swings. There is a fire pit for toasting sausages and marshmallows after a day by the pool. The garden reaches down all the way to the road below and has a hill for tobogganing in winter and a flat area for croquet/badminton/cricket on the lawn in the summer.
There is easy access to a secluded beach by the Lipno lake for launching paddleboards or for a quick dip.
It is a beautiful and peaceful location, surrounded by the Sumava forests. So you can get away from it all, but also have an active holiday if you wish. It is a wonderful area for healthy and mindful break from a busy life. There is a safe (free of cars) cycle path reaches around the lake. You can get the ferry across the lake from Horni Plana town (5mins cycle) to explore the route to Austria (the area of the iron curtain) & the shady forest cycle along the Rozemberg canal. There is a train from Horni Plana that can take you to the UNESCO site of Cesky Krumlov (20mins by car) or in the other direction to the border with Germany. There are many castles and historical and natural sites to discover, unspoiled by mass tourism.
In Winter – 30mins drive to Lipno Ski Area and 45mins drive to Hochficht in Austria. There is also a small area for tobogganing and skiing in Frymburg about 20mins away. There are many routes for cross-country skiing around if the snow is good. We have even taught little ones to ski on the hill in the garden, but you have to pull them back up.
There are many activities on offer in the area – as the property sits on the edge of Horni Plana which is a popular place for holidays in Lipno. The tourist office in the village rents out bikes and the village has a tower to climb to see the great views over the lake, Albert Stifter House to visit, an open air cinema and a busy beach which rents paddle boards and peddalos. In the village there are several well stocked supermarkets & fantastic bakery which serves brunch, lunch and aperol spritz. There are also a few pubs with typical Czech cuisine all within 5mins walk.
