Positive: Great location in the heart of Sutton Coldfield. Nice room with character and on the other side of the building from the pub so the music didn't bother us. A little traffic noise but that was to be expected. All the staff were very friendly and helpful, even the cleaners said a friendly good morning and had a chat. You have a super team there. The place has also had a fresh coat of paint since we last stayed and looks nice. Very clean throughout and nice to be able to get a drink and sit in the pub garden in the hot weather. My partner had a cooked breakfast and said it was one of the best he has had in a while and value for money, so top marks to the chef. We will return in the future.

Negative: Unfortunately the bed wasn't very comfy. It had a wooden box type surround that was slightly away from the wall and as the headboard was mounted on the wall the pillows kept falling through the gap ! The mattress was also quite lumpy and you could feel the springs. It wouldn't stop me from staying again but even a memory foam topper would be an improvement ! The shower screen also leaked but we reported that at reception.

Summary: Nice place, nice staff, good value.
